LANDLORD FEES

As one of our landlords you will receive a tailored range of services depending on the level of instruction. An outline of the general fees is below (all fees are inclusive of VAT);

Sole Agency Let Only – 8% + VAT (9.6% including VAT)

Our Let Only fees include the following services;

• Marketing the property
• Carrying out accompanied viewings
• Sourcing the tenant
• Carrying out comprehensive reference checks on potential tenants
• Arranging check in/out Inventory

Management – 12% (14.4% including VAT)

If you elect to have your property managed by Katryan Property Services, this service will include all the above in addition to:

• Full rent collection and remittance
• Arrears chasing
• Registering the deposit with the My Deposits Scheme
• Carrying out 2 routine inspections per annum and notify landlord of the outcome
• Getting quotes for repairs and arranging for repairs within the property subject to approval
• Hold the keys throughout the tenancy term

Additional charges apply for tenant referencing and for check in/out inventory

As well as paying the rent, you may also be required to make the following permitted payments.

Before the tenancy starts, payable to Katryan Property Services Ltd (the Agent) Holding Deposit: 1 weeks rent Deposit: 5 weeks rent (annual rentals under £50,000), 6 weeks rent (annual rents over £50,000)

If the Landlord withdraws the property before the tenancy is signed, then we will refund you the holding deposit.

If the application is unsuccessful or if you withdraw

• then your application/holding deposit will not be fully refunded, reasonable costs incurred will be withheld OR if fails or misleading statements are made with your application.
• if you fail to take action requested by us in order to progress your application within a period of five working days this will be deemed as a withdrawn application.

During the tenancy (payable to the Agent)
Payment of up to £50.00 inc VAT if you want to change the tenancy agreement
Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate if the rent is more than 14 days overdue from the rent due date.
Payment of the reasonably incurred costs for the loss of keys/security devices
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

During the tenancy (payable to the provider) if permitted and applicable
Utilities: Gas, electricity, water
Communications: Telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax
Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
